AN ORDINANCE VACATING, ABANDONING, CLOSING AND
EXTINGUISHING A PORTION OF A FIFTEEN FOOT (15') WIDE
UTILITY EASEMENT, TO THE CITY OF FORT WORTH, TEXAS;
PROVIDING FOR REVERSION OF FEE IN SAID LAND, REPEALING
ALL ORDINANCES IN CONFLICT HEREWITH, AND PROVIDING AN
EFFECTIVE DATE
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS
SECTION 1
THAT the easement vacation of a 212 square foot portion of an existing 15 foot
wide utility easement, as recorded in Volume 9263, Page 449, Deed Records of Tarrant
County, Texas, and as more specifically described in Exhibit A attached hereto and
incorporated herein by reference be and the same is vacated, abandoned and
permanently closed and extinguished
SECTION 2
That the fee to the land in the above described partial vacated utility easement is
hereby released and shall revert to the adjacent owner as provided by law
SECTION 3
That all ordinances or parts of ordinances in conflict herewith are hereby
repealed
SECTION 4.
That this ordinance shall take effect and be in full force and effect from and after
the date of its passage, and it is so ordained

~ng a portion of an existing 15 foot wide utility easement to the City of
Fvrt Worth as recorded in Volume 9263, Page 449, Deed Records, Tarrant
County, Texas, as said utility easement crosses a portion of Lot 11, Block
19, MIRA VISTA ADDITION, an Addition to the City of Fort Worth, Tarrant
County, Texas, according to the plat thereof recorded in Cabinet A, Slide
1936, Plat Records, Tarrant County, Texas. Said portion of the 15 foot wide
utility easement being more particularly described by metes and bounds as
follows:
Commencing a.t a point in the easterly line of Saucon Valley Drive, said
point being at the southwesterly corner of said Lot 11, Block 19, MIRA
VISTA ADDITION, said point also being on a curve to the left;
THENCE Northerly, 11.12 feet along the easterly line of Saucon Valley Drive
and along said curve to the left having a radius 482.00 feet, a central
angle of 01 degrees 19 minutes 19 seconds and a chord bearing North 18
degrees 11 minutes 48 seconds West, 11.12 feet to a point at the
intersection of the easterly line of said Saucon Valley Drive with the
north line of the aforesaid 15 foot wide utility easement, said point also
being on a non-tangent curve to the right;
THENCE Easterly, 28.47 feet along the north line of said easement and along
a curve to the right having a radius of 347 77 feet, a central angle of 04
degrees 41 minutes 27 seconds and a chord bearing North 72 degrees 37
mutes 56 seconds East, 28.46 feet to the Place of Beginning of the herein
scribed tract;
THENCE Easterly, 53.29 feet continuing along the north line of said
easement and continuing along said curve to the right having a radius of
347.77 feet, a central angle of 08 degrees 46 minutes 47 seconds and a
chord bearing North 79 degrees 22 minutes 03 seconds East, 53.24 feet to a
point;
THENCE departing the north line of said easement, South 69 degrees 31
minutes 38 seconds West, 44.56 feet to a point;
THENCE North 20 degrees 28 minutes 22 seconds West, 8.00 feet to a point;
THENCE South 69 degrees 31 minutes 38 seconds West, 7 90 feet to a point;
THENCE North 20 degrees 28 minutes 22 seconds West, 1.10 feet to the Place
of Beginning and containing 212 square feet of land

SUBJECT EASEMENT VACATION (VA-97-018) PARTIAL VACATION OF A 15-FOOT WIDE
UTILITY EASEMENT
RECOMMENDATION
It is recommended that the City Council adopt the attached Ordinance vacating a 212 square
foot portion of an existing 15-foot wide utility easement as recorded in Volume 9263, Page 449,
Deed Records, Tarrant County, Texas
DISCUSSION
Riata Custom Homes, Inc , owner of the subject property, has requested that the City vacate the
above described utility easement in order to facilitate the construction of a residence on Block
19, Lot 1 1, Mira Vista Addition The subject easement, acquired by dedication, contains an
existing sanitary sewer line Staff has determined that the remaining area of the subject
easement is sufficient to provide access to the existing sewer line Reviewing City departments
and private utility companies have raised no objections to this request A replat is not required
for this request
This request is located in COUNCIL DISTRICT 3
FISCAL INFORMATION/CERTIFICATION
The Land Agent for the City of Fort Worth has determined that a one dollar fee satisfies the
interest of the City of Fort Worth in this request
