AN ORDINANCE VACATING, ABANDONING, CLOSING AND
EXTINGUISHING A 7.5 FOOT WIDE UTILITY EASEMENT, CITYVIEW
ADDITION TO THE CITY OF FORT WORTH, TEXAS; PROVIDING FOR
REVERSION OF FEE IN SAID LAND, REPEALING ALL ORDINANCES
IN CONFLICT HEREWITH, AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS
SECTION 1
THAT the vacation of the west 7 5 feet of a 15 foot wide utility easement
containirig 3,020 square feet in area, located along the east line of Lot 3R1, Block 2 at
the northeast corner of Bryant Irvin Road and Cityview Boulevard, as recorded in
Cabinet A, Slide 3479, Plat Records of Tarrant County, Texas, and as more specifically
described in Exhibit A attached hereto and incorporated herein by reference be and the
same is vacated, abandoned and permanently closed and extinguished
SECTION 2.
That the fee to the land in the above described vacated utility easement is
hereby released and shall revert to the adjacent owner as provided by law
SECTION 3
That all ordinances or parts of ordinances in conflict herewith are hereby
repealed
SECTION 4.
That this ordinance shall take effect and be in full force and effect from and after
the date of its passage, and it is so ordained

PROPERTY DESCRIPTION
BEING a 0.069 acre tract of land situated in the JOHN HEATH SURVEY, Abstract No. 641 and
being a portion of Lot 3R1, Block 2, Cityview, an addition to the City of Fort Worth, Tarrant
County, Texas, as recorded in Cabinet A, Slide 3479, Plat Records, Tarrant County, Texas, said
0.069 acre tract of land being more particularly described by metes and bounds as follows:
BEGINNING at a point in the east line of said Lot 3R1, said point being N10'48'47E, a distance
of 10.88 feet from the southeast corner of said Lot 3R1, said point also being at the beginning
of a curve to the right having a radius of 445.00 feet and whose long chord bears N51'48'17"W,
a distance of 8.45 feet;
THENCE along said curve, through a central angle of 01'05'15", an arc distance of 8.45 feet to a
point for corner at the end of said curve;
THENCE N10'48'47"E, a distance of 400.37 feet to a point in the north line of said Lot 3R1, said
point also being in the south line of Lot 3R2, Block 2, said Cityview;
THENCE S84'39'12"E, along the common line between said Lot 3R1 and Lot 3R2, a distance of
7.53 feet to a point, said point being the northeast corner of said Lot 3R1 and the northwest
corner of Lot 3R4, Block 2, said Cityview;
THENCE S10'48'47"W, along the common line between said Lot 3R1 and Lot 3R4, a distance of
404 97 feet to the POINT OF BEGINNING and containing 3020 square feet of 0.069 acres of land.

SUBJECT EASEMENT VACATION (VA-97-044) 7.5-FOOT WIDE UTILITY EASEMENT
RECOMMENDATION
It is recommended that the City Council adopt the attached Ordinance vacating the west 7 5 feet of a
15-foot wide utility easement, containing 3,020 square feet in area as recorded in Cabinet A, Slide
3479
DISCUSSION
Cityview Carwash, Ltd ,owner of the subject property, has requested that the City vacate the above-
described utility easement so as to facilitate site work (buildings) construction The portion of the
subject easement to be vacated, acquired by dedication, contains no utility facilities. Reviewing City
departments and private utility companies have raised no objections to this request. A replat is not
required for this request.
The easement is located along the east line of Lot 3R1, Block 2, at the northeast corner of Bryant Irvin
Road with Cityview Boulevard, in COUNCIL DISTRICT 3
~SCAL INFORMATION/CERTIFICATION
The Land Agent for the City of Fort Worth has determined that a one dollar fee satisfies the interests of
the City of Fort Worth in this request.
