AN ORDINANCE DISANNEXING AND DISCONTINUING
FROM THE CORPORATE LIMITS OF THE CITY OF FORT
WORTH A CERTAIN 137 98 ACRE TRACT OF LAND
SITUATED IN THE TEXAS AND PACIFIC RAILROAD
COMPANY SURVEY, ABSTRACT NO 1475, IN THE CITY
OF FORT WORTH, TEXAS, PROVIDING THAT THIS
ORDINANCE SHALL AMEND EVERY PRIOR ORDINANCE
IN CONFLICT HEREWITH; PROVIDING THAT THIS
ORDINANCE SHALL BE CUMULATIVE OF ALL PRIOR
ORDINANCES NOT IN DIRECT CONFLICT, PROVIDING
FOR SEVERABILITY, AND NAMING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS.
SECTION 1
That, pursuant to Section 43.145 of the Texas Local Government Code, the following
described land and territory within the corporate limits of the City of Fort Worth, Texas, be and
the same is hereby disannexed and ordered discontinued as a part of the City of Fort Worth,
Texas, said territory being described as follows:
All that certain lot, tract or parcel of land, lying and being situated in the City of Fort
Worth, Tarrant County, Texas and out of the Texas and Pacific Railroad Company
Survey, Abstract No 1475, said land being more particularly described by metes and
bounds as follows.
BEGINNING at the intersection point of the southwest comer of Tract III of Trinity Ranch
as recorded in Volume 7887, Page 705 of the Deed Records of Tarrant County, Texas
and the north right-of-way line of Tiger Trail (a 60 foot right-of-way),
THENCE north 89 degrees 59 minutes 18 seconds east, along the south line of said
Tract III and said north right-of-way line, a distance of 963.27 feet to a point;
THENCE south 03 degrees 46 minutes 00 seconds east, leaving said south line and said
north right-of-way line, a distance of 3920 17 feet to a 1/2 iron rod,
THENCE south 89 degrees 59 minutes 28 seconds west, a distance of 1812.94 feet to a
1/2 inch iron rod,
THENCE north 00 degrees 01 minutes 20 seconds west, a distance of 1320 02 feet to a
1/2 inch iron rod,
THENCE south 89 degrees 37 minutes 10 seconds west, a distance of 1135.30 feet to a
1/2 inch iron rod, said iron rod being located on the southeasterly right-of-way line of U S
Highway 377 (a variable width right-of-way),
THENCE along the southeasterly right-of-way line of U S Highway 377 the following:
North 36 degrees 52 minutes 18 seconds east, a distance of
179 04 feet to a concrete monument;
North 48 degrees 17 minutes 13 seconds east, a distance of
227.95 feet to a concrete monument;
North 33 degrees 57 minutes 15 seconds east, a distance of
320 01 feet to a concrete monument;
North 29 degrees 19 minutes 29 seconds east, a distance of
174 67 feet to a concrete monument;
North 16 degrees 55 minutes 59 seconds east, a distance of
206.28 feet to a concrete monument;
North 30 degrees 53 minutes 31 seconds east, a distance of
799 91 feet to a concrete monument;
North 36 degrees 35 minutes 09 seconds east, a distance of 99 45
feet to a concrete monument;
North 30 degrees 55 minutes 03 seconds east, a distance of
893 06 feet to a concrete monument.
North 58 degrees 21 minutes 42 seconds east, a distance of 32.38
feet to a concrete monument;
North 89 degrees 57 minutes 58 seconds east, a distance of
103 45 feet to a concrete monument;
North 07 degrees 28 minutes 23 seconds east, a distance of 69.89
feet to a concrete monument;
North 58 degrees 21 minutes 42 seconds east, a distance of 20.99
feet to a concrete monument; said monument being the
intersection point of the southeasterly right-of-way line of U S
Highway 377 and the south right-of-way line to Tiger Trail,

North 33 degrees 21 minutes 03 seconds east a distance of 71.26
feet to the Point of Beginning;
SAVE AND EXCEPT
Being a tract of land out of the T& P Railroad Co Survey, Abstract No 1475,
Tarrant County, Texas and being all that tract conveyed to Luis Carlos Toledo and
Catherine Toledo by deed recorded in Volume 11225, Page 1924 of the Deed Records
of Tarrant County, Texas and being more particularly described as follows:
BEGINNING at a concrete monument at the intersection of the
east line of U S Highway No 377 and the south line of Tiger Trail
(County Road No 1148),
THENCE north 89 degrees 51 minutes 19 seconds east along said
Tiger Trail 1006.38 feet to an iron pin for comer;
THENCE south 03 degrees 47 minutes 02 seconds east 931.25
feet to an iron pin for comer;
THENCE south 89 degrees 50 minutes 57 seconds west 1732.29 feet to an iron pin for
comer, said pin being located in the easterly right-of-way line of U S. Highway 377, said
point being located north 36 degrees 29 minutes 45 seconds east 16 62 feet of a
concrete monument.
THENCE north 36 degrees 29 minutes 45 seconds east along said R.O W
82.83 feet to a concrete monument;
THENCE north 30 degrees 48 minutes 25 seconds east along said R.O W
892.99 feet to a concrete monument for comer;
THENCE north 56 degrees 18 minutes 59 seconds east 32.99 feet
to an iron pin for comer;
THENCE north 89 degrees 56 minutes 55 seconds east 103 45 to
an iron pin for comer;.
THENCE north 07 degrees 37 minutes 25 seconds east 68 19 feet
to an iron pin fior comer;
THENCE NORTH 56 degrees 57 minutes 17 seconds east 21.28
feet to the Point of Beginning;

SECTION 2.
That the above described territory is shown on the attached map marked Exhibit
"A", which map is expressly incorporated herein for the purpose of illustrating and
depicting the location of the hereinabove described territory
SECTION 3.
That the City of Fort Worth has a population of more than 4,000, and is located in
Tarrant County, Texas, with a population of more than 205,000
SECTION 4
That the above described territory is composed of at least three contiguous acres,
is unincorporated, and adjoins the municipal boundaries of the City of Fort Worth
SECTION 5
That this ordinance disannexing the subject territory is adopted pursuant to the
authority granted the City Council by Section 43.125 of the Texas Local Government
Code.
SECTION 6.
That this ordinance shall and does amend every prior ordinance in conflict
herewith, but as to all other ordinances or sections of ordinances not in direct conflict, this
ordinance shall be, and the same is hereby made cumulative
SECTION 7
That it is hereby declared to be the intent of the City Council that the sections,
paragraphs, sentences, clauses and phrases of this ordinance are severable, and if any
phrase, clause, sentence, paragraph or section of this ordinance shall be declared
unconstitutional by the valid judgment or decree of any court of competent jurisdiction,
such unconstitutionality shall not affect any of the remaining phrases, clauses, sentences,
paragraphs and sections of this ordinance, since the same would have been enacted by
the City Council without the incorporation in this ordinance of any unconstitutional phrase,
clause, sentence, paragraph or section.
SECTION 8
That this ordinance shall be in full force and effect from and after the date of its
passage by the City Council, and it is so ordained.

SUBJECT ORDINANCE DISANNEXING AND DISCONTINUING FROM THE CORPORATE LIMITS
OF THE CITY OF FORT WORTH A CERTAIN 137 98 ACRE TRACT OF LAND OUT OF
THE T & P RAILROAD SURVEY, ABSTRACT NO 1475, CITY OF FORT WORTH,
TARRANT COUNTY, TEXAS
RECOMMENDATION.
It is recommended that the City Council adopt the attached ordinance disannexing and
discontinuing from the corporate limits of the City of Fort Worth, a certain 137 98 acre tract of
land out of the T & P Railroad Survey, Abstract No 1475, in the City of Fort Worth, pursuant
to Section 43 145 of the Texas Local Government Code
DISCUSSION.
Paula and John C Baudoux, owners of the subject property, have requested that the City of Fort
Worth disannex the above described 137 98 acres of land for the purpose of developing alarge-
lot, rural subdivision on the property The subject property was annexed into the City on October
21, 1986 If disannexed, the subject property will still remain in the City's five mile extraterritorial
jurisdiction
The subject property adjoins the City's municipal boundaries, and contains no City utilities,
streets or other capital improvements There are no persons residing on the tract City
departments reviewing this disannexation request have expressed no objections to this request
Therefore, it is recommended that the subject property be disannexed pursuant to Section
43 145 of the Texas Local Government Code
LOCATION.
The subject property is located in COUNCIL DISTRICT 3 and is situated along the east side of
U S Highway 377 north of South Lakeview Road and west of Benbrook Lake
FISCAL INFORMATION /CERTIFICATION.
The Director of Fiscal Services certifies that no City funds are required for this action
