AN ORDINANCE VACATING, ABANDONING, CLOSING AND
EXTINGUISHING A PORTION OF A TWENTY-FIVE FOOT (25') WIDE
DRAINAGE AND UTILITY EASEMENT, HULEN BEND ESTATES,
PHASE 1, TO THE CITY OF FORT WORTH, TEXAS, PROVIDING FOR
REVERSION OF FEE IN SAID LAND, REPEALING ALL ORDINANCES
IN CONFLICT HEREWITH, AND PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
THAT the vacation of a 12 square foot portion of an existing 25 foot wide
drainage and utility easement situated on Lot 42, Block 17, Hulen Bend Estates, Phase
I, as recorded in Cabinet A, Slide 2587, Plat Records of Tarrant County, Texas, and as
more specifically described in Exhibit A attached hereto and incorporated herein by
reference be and the same is vacated, abandoned and permanently closed and
extinguished
SECTION 2
That the fee to the land in the above described vacated drainage and utility
easement is hereby released and shall revert to the adjacent owner as provided by law
SECTION 3
That all ordinances or parts of ordinances in conflict herewith are hereby
repealed
SECTION 4.
That this ordinance shall take effect and be in full force and effect from and after
the date of its passage, and it is so ordained

Being a portion of an existing drainage and utility easement
across Lot 42, Block 17, HULEN BEND ESTATES, PHASE I, an Addition
to the City of Fort Worth, Tarrant County, Texas, according to
the plat thereof recorded in Cabinet A, Slide 2587, Plat Records,
Tarrant County, Texas, said portion being more particularly
described by metes and bounds as follows:
Commencing at a 5/8" iron rod found in place at the northwest
corner of said Lot 42, Block 17, HULEN BEND ESTATES, PHASE I,
said iron rod also being in the south right-of-way line of
Briarwood Drive;
THENCE Easterly, 12.55 feet along the north line of said Lot 42
and the south right-of-way line of Briarwood Drive and with a
curve to the left having a radius of 50.00 feet, a central angle
of 14 degrees 22 minutes 49 seconds and a chord bearing South 71
degrees 59 minutes 45 seconds East, 12.52 feet to a point at the
intersection of the east line of the aforementioned drainage and
utility easement with the south right-of-way line of 'Briarwood
Drive;
THENCE South 15 degrees 05 minutes 42 seconds West along the east
line of said drainage and utility easement, a distance of 33.90
feet to the Point of Beginning of the herein described tract of
1:arid;
THENCE South 15 degrees 05 minutes 42 seconds West, continuing
along the east line of said drainage and utility easement, a
distance of 7.96 feet;
THENCE North 08 degrees 12 minutes 26 seconds West, 7.31 feet to
a point:
THENCE North 81 degrees 47 minutes 34 seconds East, 3.15 feet to
the Place of Beginning and containing 12 square feet of land.

RECOMMENDATION
It is recommended that the City Council adopt the attached Ordinance vacating a 12 square
foot portion of an existing 25-foot wide drainage and utility easement situated on Lot 42,
Block 17, Hulen Bend Estates, Phase I, as recorded in Cabinet A, Slide 2587, Plat Records,
Tarrant County, Texas
DISCUSSION
Weekley Homes, Inc ,owner of the subject property, has requested that the City vacate the
above described drainage and utility easement in order to facilitate the construction of a
residence on subject property The subject easement, acquired by dedication, contains an
existing storm drainage facility Staff has determined that the remaining area of the subject
easement is sufficient to provide access to the existing storm drain line Reviewing City
departments and private utility companies have raised no objections to this request A replat
is not required for this request
This request is located in COUNCIL DISTRICT 3
FISCAL INFORMATION/CERTIFICATION
The Land Agent for the City of Fort Worth has determined that a one dollar fee satisfies the
interest of the City of Fort Worth
