AN ORDINANCE VACATING, ABANDONING, CLOSING AND
EXTINGUISHING A FIVE FOOT (5'~ WIDE UTILITY EASEMENT LOCATED
ON BLOCK G, LOT 6, AND BLOCK 28, LOTS 12 THROUGH 15, MIRA
VISTA ADDITION, TO THE CITY OF FORT WORTH, TEXAS; PROVIDING
FOR REVERSION OF FEE IN SAID LAND; REPEALING ALL
ORDINANCES IN CONFLICT HEREWITH; AND PROVIDING AN
EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
THAT the utility easement measuring 5 feet in width and containing 2,922 46
square feet, located on Block G, Lot 6, and Block 28, Lots 12 through 15, Mira Vista
Addition, as recorded in Volume 9263, Page 449, Deed Records of Tarrant County, Texas,
and as more specifically described in Exhibit A attached hereto and incorporated herein
by reference be and the same is vacated, abandoned and permanently closed and
extinguished.
SECTION 2.
That the fee to the land in the above described vacated utility easement is hereby
released and shall revert to the adjacent owner as provided by law
SECTION 3.
That all ordinances or parts of ordinances in conflict herewith are hereby repealed.
SECTION 4.
That this ordinance shall take effect and be in full force and effect from and after the
date of its passage, and it is so ordained.

EASEMENT ABANDONMENT
MIRA VISTA ADDITION, BLOCK 28
Field notes for the abandonment of a 5 foot wide strip of a utility easement for Mira Vista Addition,
Block 28
BEING a part of an existing 25 foot utility easement as recorded in Volume 9263, Page 449, Deed
Records, Tarrant County, Texas, and situated in the Joseph A. Dunham Survey, Abstract No 409,
situated within the southwest part of Fort Worth in Tarrant County, Texas, and embracing portions
of the tracts described in the deed to Mira Vista Development Corp., as recorded in Volume 11572,
Page 757, Deed Records, Tarrant County, Texas, and to Mira Vista Golf Club, L.C., as recorded in
Volume 10507, Page 1753, Deed Records, Tarrant County, Texas, said easement abandonment being
more particularly described by metes and bounds as follows:
COMMENCING at the northwest corner of Lot 12, Block 28, Mira Vista Addition, as filed in
Cabinet A, Slide 2769, Plat Records, Tarrant County, Texas, said point also being on the common
ownership line of said Mira Vista Development Corp Tract and a tract to the City of Fort Worth as
recorded in Volume 7055, Page 2325, Deed Records, Tarrant County, Texas.
THENCE South 03 ° 23' 15" West leaving said common ownership line and along the west line of
said Lot 12, Block 28, a distance of 20 63 feet to the POINT OF BEGINNING of the herein
described tract; said point also being the beginning of anon-tangent curve to the left whose radius is
540 00 feet and whose long chord bears South 82° 04' 26" East, 176 88 feet;
THENCE along said curve and leaving said west line through a central angle of 18° 51' 10" an arc
distance of 177 68 feet;
THENCE North 88° 30' 00" East, a distance of 156 62 feet to the beginning of a curve to the leR
whose radius is 335 00 feet and whose long chord bears North 80° 54' 42" East, 88 47 feet;
THENCE along said curve through a central angle of 15 ° 10' 35" an arc distance of 88 73 feet;
THENCE North 49° 50' 02" East, a distance of 22.36 feet to a point in the east line of the
aforementioned 25 foot utility easement;
THENCE South 40° 09' S8" East along said east line a distance of 5 00 feet to a point in the south
line of said utility easement;
THENCE along said south line the following courses and distances:
South 49° 50' 02" West, a distance of 23 40 feet to the beginning of anon-tangent curve to the
right whose radius is 340 00 feet and whose long chord bears South 80° 49' 25" West, 90 83
feet;
Along said curve to the right through a central angle of 15 ° 21' 08" an arc distance of 91 10
feet;
South 88 ° 30' 00" West a distance of 156 62 feet to the beguuring of a curve to the right whose
radius is 545 00 feet and whose long chord bears North 81 ° 15' O1" West, 193 96 feet;
Along said curve to the right through a central angle of 20° 30' 00" an arc distance of 194 99

South 66° 45' 00" West, a distance of 94 19 feet to a point in the west line of said utility
easement;
THENCE North 23 ° 15' 00" West, along said west line and leaving said south line a distance of 5 00
feet;
THENCE North 66° 45' 00" East, leaving said west line, a distance of 94 19 feet to the beginning of
a curve to the right whose radius is 200 DO feet and whose long chord bears North 87° 52' 30" East,
144 16 feet;
THENCE along said curve to the right through a central angle of 42° 15' 00", an arc distance of
147 48 feet;
THENCE South 71 ° 00' 00" East, a distance of 120.97 feet to the beginning of a curve to the left
whose radius is 540 00 feet and whose long chord bears South 71 ° 49' 26" East, 15 52 feet;

RECOMMENDATION
It is recommended that the City Council adopt the attached Ordinance vacating a five (5) foot
wide utility easement containing two thousand, nine hundred twenty-two and forty-six
hundredths (2,922 46) square feet, located on Block G, Lot 6, and Block 28, Lots 12 thru 15,
Mira Vista Addition, said easement being a part of an existing twenty-five (25) foot wide utility
easement recorded in Volume 9263, Page 449, Deed Records, Tarrant County, Texas
DISCUSSION
Mira Vista Development Corporation, owner of the subject property, has requested that the City
vacate the above described utility easement The subject easement, acquired by dedication,
contains no utility faci{ities Reviewing City departments and private utility companies have
raised no objections to this request A replat is not required for this request
This request is located in COUNCIL DISTRICT 3
FISCAL INFORMATION/CERTIFICATION
The Land Agent for the City of Fort Worth has determined that a one dol{ar fee satisfies the
interest of the City of Fort Worth in this request
