ORDINANCE NO.
AN ORDINANCE AMENDING ORDINANCE NO. 12047 (TAX ABATEMENT
REINVESTMENT ZONE NO. 21) TO CORRECT SEVERAL
TYPOGRAPHICAL ERRORS IN THE PROPERTY DESCRIPTION; AND
PROVIDING AN EFFECTIVE DATE.
WHEREAS, Ordinance No. 12047, adopted on July 18, 1995,
established Tax Abatement Reinvestment Zone No. 21; and
WHEREAS, such Ordinance contains several typographical errors
in the legal description of the property in Tax Abatement
Reinvestment Zone No. 21; and
WHEREAS, it is necessary to amend the Ordinance to correct the
errors and verify the description of the property;
NOW THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF FORT WORTH, TEXAS:
SECTION I.
That Ordinance No. 12047 be and is hereby amended by replacing
Exhibit "A" of the Ordinance with a new Exhibit "A" which is
attached hereto and made a part hereof.
SECTION II.
That except as hereby amended, the provisions of Ordinance No.
12047 shall remain unchanged.
SECTION III.
That this ordinance shall be in full force and effect from and
after its passage, and it is so ordained.

BEING a 0 612-acre tract of land out of Block 1, NBC Warehouse site, an addition to the city of
Fort Worth according to the Plat recorded in Volume 388-133, Page 2, Plat Records, Tarrant
County, Texas, said 0 612-acre tract of land being more particularly described by metes and bounds
as follows
BEGINNING at a 1/2" iron pin found at the Northeast corner of said Block 1, said point being in
the westerly right-of--way line of the Fort Worth and Denver Railroad right-of--way, said point also
being in the Southeasterly right-of--way line of East Fourth Street (a variable width public right-of-
way),
THENCE South 02° 43' 00" West, along said railroad right-of--way, a distance of 119 39 feet to
a 5/8" iron pin set;

THENCE South 60° 09' 07" West, a distance of 233 63 feet to a 5/8" iron pin set at the
Southeasterly corner of the right-of--way of Harding Street (a 60' wide public right-of--way),
THENCE North 29° 58' 16" West, along said right-of--way line, a distance of 100 00 feet to a'/z"
iron pin found at the intersection of said Northeasterly right-of--way lme and the aforementioned
Southeasterly right-of--way of East Fourth Street.
THENCE North 60° 02' 00" East, along said Southeasterly right-of--way line, a distance of 298 11
feet to the POINT OF BEGINNING and containing 26,659 square feet or 0 612 acres of land
800 Block of Second Street and 800 Block of Fourth Street, each being a 60 foot wide right-of--way,

SIIBJECT CORRECTION OF TYPOGRAPHICAL ERRORS IN ORDINANCE NO 12047 (TAX
ABATEMENT REINVESTMENT ZONE NO 21) AND IN TAX ABATEMENT AGREEMENT
WITH DOWNTOWN FORT WORTH INITIATIVES
RECOMMENDATION
It is recommended that the City Council take the following action regarding the tax abatement
granted to Downtown Fort Worth Initiatives, Inc ("DFWI") on July 18, 1995
1 Adopt the attached ordinance which amends Ordinance No 12047 to correct several
errors in the legal description of Tax Abatement Reinvestment Zone No 21, and
2 Authorize the City Manager to revise the Tax Abatement Agreement between the City
and Downtown Fort Worth Initiatives, Inc to correct several errors in the legal
description of the real property owned by DFWI
DISCUSSION
DFWI proposes to construct approximately 175 rental units and associated improvements in an
area formerly known as the Rock Island Hillside neighborhood The property is just east of
downtown
On July 18, 1995, the City Council approved M&C G=11154 and Ordinance No 12047 which
designated DFWI's real property as Fort Worth Tax Abatement Reinvestment Zone Number 21
The City Council also approved M&C C-14922 which authorized the City Manager to enter into
a Tax Abatement Agreement with DFWI The agreement granted DFWI a 100 percent tax
abatement for ten years on the increase in appraised value of the property resulting from
construction of the project
DFWI's engineer recently informed the City Manager that the property description which DFWI
provided to the City contains several typographical errors Attachment 1 is a copy of the
description that is marked with the necessary corrections
DFWI has. requested that the City Council amend the Ordinance and Tax Abatement Agreement
to correct the errors Council approval of this M&C will do this No other amendments are being
made
