AN ORDINANCE AMENDING ORDINANCE NO 12047 (TAX ABATEMENT
REINVESTMENT ZONE NO 21) TO CORRECT SEVERAL ERRORS IN THE
PROPERTY DESCRIPTION AND TO ADD ADDITIONAL PROPERTY TO THE
ZONE, AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, Ordinance No 12047, adopted on July 18, 1995, established Tax
Abatement Reinvestment Zone No 21, and ';
WHEREAS, such Ordinance contained several typographical errors in the legal
description of the property in Tax Abatement Reinvestment Zone No 21, and
WHEREAS, it was necessary to amend the Ordinance 12047 with Ordinance No
12154 to correct errors and verify the description of the property;
WHEREAS, it is necessary to amend the Ordinance again to correct errors, verify
the description of the property and add additional property to the zone;
NOW THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF FORT WORTH, TEXAS
SECTION I.
That Ordinance No 12047 be and is hereby amended by replacing Exhibit "A"
of the Ordinance with a new Exhibit "A" which is attached hereto and made apart
hereof
SECTION II.
That except as hereby amended, the provisions of Ordinance No 12047 shall
remain unchanged.
SECTION III.
That this ordinance shall be in full force and effect from and after its passage,
and it is so ordained.

SUBJECT PUBLIC HEARING AND ORDINANCE TO CORRECT ERRORS IN THE LEGAL
DESCRIPTION AND AMEND THE BOUNDARIES OF TAX ABATEMENT REINVESTMENT
ZONE 21
RECOMMENDATION
It is recommended that the City Council
1 Hold a public hearing concerning an amendment to Fort Worth Tax Abatement
Reinvestment Zone Number 21, and
2 Adopt the attached ordinance which
(a) corrects errors in the legal description of the zone, and
(b) amends the boundaries of the zone to include additional property, and
(c) designates the area as Fort Worth Tax Abatement Reinvestment Zone Number 21
pursuant to the Texas Property Redevelopment and Tax Abatement Act, Tax Code,
Sections 312 001 through 312 209 as amended
DISCUSSION
On July 18, 1995, the City Council adopted Ordinance No 12047 which created Fort Worth Tax
Abatement Reinvestment Zone Number 21 This property is under the ownership of Downtown
Fort Worth Initiatives, Inc Certain errors in the legal description of the property were later
corrected by the adoption of Ordinance No 12154
Since that time, the property owner has acquired additional small parcels of property which will
be included in the owner's request for replat of the property These additional properties are
small strips of land many of which were acquired during right-of-way vacations The newly
acquired property does not increase the size of the development in terms of the number of units
to be constructed or total expenditures
In addition, the property owner has discovered additional errors in the legal description of the
zone which require correction
A final description of all properties to be included in the zone (including the additional properties
and corrections mentioned above) is included as Exhibit "A" to the attached ordinance
Consideration of this issue as part of today's agenda serves as a public hearing on the
designation of this reinvestment zone as required by the Texas Property Redevelopment and Tax-~_.
Abatement Act As required by state law, notice of this public hearing was published in the
newspaper and delivered to the presiding officer of the governing body of each affected taxing
unit at least seven days prior to this meeting

The proposed area meets the criteria for the designation of a reinvestment zone, as required by
the Tax Code, in that the area is reasonably likely, as a result of the designation, to contribute
to the retention or expansion of primary employment or to attract major investment in the zone
that would be a benefit to the property and that would contribute to the economic development
of the City In addition, the improvements sought in the zone would be a benefit to the property
and would contribute to the economic development of the City In addition, the improvements
sought in the zone are feasible, practicable and would be a benefit to the land to be included in
the zone and to the City after any tax abatement agreements which may be entered into (in
accordance with state law) have expired
