ORDINANCE NO.
AN ORDINANCE VACATING, ABANDONING AND CLOSING AND
EXTINGUISHING PORTIONS OF FOUR UTILITY EASEMENTS LOCATED
WITHIN THE MIRA VISTA ADDITION TO THE CITY OF FORT WORTH,
TEXAS; PROVIDING FOR REVERSION OF FEE IN SAID LAND;
REPEALING ALL ORDINANCES IN CONFLICT HEREWITH; AND
PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
THAT the four (4) utility easements as located on Lots 19 and
20, Block 12, and Lot 7, Block 11A, on Lot 1, Block 12, on Lots 2,
10 and 11, Block 12, and on Lot 21, Block 9, Mira Vista Addition,
as recorded in Cabinet A, Slide 1046, P.R.T.C.T, and as more
specifically described in attached Exhibit "A ", attached hereto and
incorporated herein, be and the same are vacated, abandoned and
permanently closed and extinguished.
SECTION 2.
That the fee to the land in the above described vacated
utility easements is hereby released and shall revert to the
adjacent owner as provided by law.
SECTION 3.
That all ordinances or parts of ordinances in conflict
herewith are hereby repealed.
SECTION 4.
That this ordinance shall take effect and be in full force and
effect from and after the date of its passage, and it is so
ordained.

BEING a part of an existing 15 foot sanitary sewer easement as
recorded in Volume 9263, Page 449, Deed Records, Tarrant County,
Texas, and situated in the John Rickals Survey, Abstract #1277
situated within the southwest part of Fort Worth in Tarrant County,
Texas, and embracing portions of the tracts described in the deed
to MV Double Eagle Partners, Ltd., succeeded by Mira Vista
Investors, L.P. as recorded in Volume 10507, Page 1666, Deed
Records, Tarrant County, Texas, and to Mira Vista Golf Club LC as
recorded in Volume 10507, Page 1753, Deed Records, Tarrant County,
Texas, said easement abandonment being more particularly described
as follows:
COMMENCING at the most southerly southwest corner of Lot 20, Block
12, Mira Vista Addition, Phase 2A; as filed in Cabinet A, Slide
1046, Deed Records, Tarrant County, Texas;
THENCE North 000 43' 15" West along the west lines of Lot 20 and
Lot 19, Block 12, a distance of 123.39 feet to the POINT OF
BEGINNING of the herein described tract; said point being the
intersection of the south line of said 15' easement and the most
southerly west line of Lot 19;
THENCE North 000 43' 15" West, 30.31 feet to a point in the north
line of said 15 foot easement;
THENCE South 300 23' 18" East, 87.69 feet;

in Tarrant County, Texas; and embracing portions of the

BLOCK 9, LOT 21, BLOCK 12, LOTS 1, 2, 10, 11, 19, 20; AND BLOCK 7, LOT 11 A
MIRA VISTA BOULEVARD
RECOMMENDATION
It is recommended that the City Council adopt the attached ordinance vacating portions of four
utility easements located within Block 12, Lots 19 and 20, Block 11 A, Lot 7; Block 12, Lot 1,
Block 12, Lots 2, 10, 11, and, Block 9, Lot 21, Mira Vista Addition, as recorded in Cabinet A,
Slide 1046, P R.T C T
DISCUSSION
Dunaway Associates, Incorporated, on behalf of Mira Vista Investors, L. P , owner of all subject
property, has requested that the City vacate portions of utility easements as described in the
attached field notes and further delineated on the attached maps. These utility easements were
initially established to provide for the extension of sewer and water services to the development.
Since establishment of these utility easements, it has been determined that these portions of the
utility easements are not necessary for the development. Reviewing City departments and
private utility companies have raised no objections to this request
This request is located in COUNCIL DISTRICT NO 3
FISCAL INFORMATION /CERTIFICATION
The Land Agent for The City of Fort Worth has determined that a $1 00 fee satisfies the interest
of the City of Fort Worth in this request!
