ORDINANCE NO.
AN ORDINANCE VACATING, ABANDONING AND CLOSING AND
EXTINGUISHING A UTILITY EASEMENT LOCATED WITHIN THE HULEN
MALL ADDITION TO THE CITY OF FORT WORTH, TEXAS; PROVIDING
FOR REVERSION OF FEE IN SAID LAND; REPEALING ALL
ORDINANCES IN CONFLICT HEREWITH; AND PROVIDING AN
EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
THAT the forty (40) foot wide by approximately three hundred
eighty (380) foot long utility easement located in Lot 12, Block 1,
Hulen Mall Addition, as recorded in Volume 388-107, Page 54,
P.R.T.C.T., and as more specifically described in attached Exhibit
"A", attached hereto and incorporated herein, be and the same is
vacated, abandoned and permanently closed and extinguished.
SECTION 2.
That the fee to the land in the above described vacated
utility easement is hereby released and shall revert to the
adjacent owner as provided by law.
SECTION 3.
That all ordinances or parts of ordinances in conflict
herewith are hereby repealed.
SECTION 4.
That this ordinance shall take effect and be in full force and
effect from and after the date of its passage, and it is so
ordained.

Being a 0.350 acre tract or pazcel of land situated in the George Shields Survey, Abstract No.
1436, City of Fort Worth, Tarrant County, Texas, and being a part of Block 1, Hulen Mall
Addition, an addition to the City of Fort Worth, as described by plat recorded in Volume 388-
107, Page 54, Plat Records of Tarrant County, Texas (PRTCT), said 28.531 acre tract is more
particulazly described by metes and bounds as follows
COMMENCING at an iron rod found at the ,.intersection of the westerly right-of--way line of
South Hulen Street (a variable width right-of--way) with the northerly right-of--way line of
Overton Ridge Boulevard (a 120 foot wide right-of--way), and being the southeasterly corner of
said Block 1, Hulen Mall Addition;
THENCE North 47°23'30" West with the northerly right-of--way line of said Overton Ridge
Boulevazd and the southerly line of said Block 1, a distance of 253.00 feet to an iron rod found
for the beginning of a curve to the left;
THENCE continuing with said northerly right-of--way line and said southerly Block line along
said curve to the left having a radius of 1122.93 feet, a central angle of 31°07'49" an azc distance
of 610.12 feet to a point at the intersection with the easterly line of a 20 foot wide water line
easement as described in the aforementioned plat of Hulen Mall Addition;
THENCE with the easterly and southerly lines of said 20 foot wide easement, the following:
North 10°58'04" East for a distance of 98.90 feet;
North 45°28'00" East for a distance of 54.33 feet;
North 75°58'35" East for a distance of 284.95 feet;
South 65°48'00" East for a distance of 33.04 feet to a point at the intersection with the
westerly line of a 40 foot wide utility easement as described in the forementioned plat of
Hulen Mall Addition;
THENCE with the westerly line of said 40 foot wide utility easement, the following:
North 24°12'00" East for a distance of 26144 feet to the point of curvature of a curve to
the left;
Northwesterly with said curve to the left having a radius of 155 00 feet, a central angle
of 32°50'00" for an arc distance of 88.82 feet to a point of tangency;

North 08°38'00" West for a distance of 7.50 feet to the POINT OF BEGINNING of the
herein described 0.350 acre tract;
THENCE continuing with said westerly easement line, the following;
North 08°38'00" West for a distance of 79.36 feet to the point of curvature of a curve to
the right;
Northeasterly with said curve to the right having a radius of 220.00 feet, a central angle
of 32°50'00" for an arc distance of 126.07 feet to a point of tangency;
North 24°12'00" East for a distance of 183 13 feet to a point;
THENCE South 65°48'00" East leaving said westerly easement line for a distance of 40 feet to
a point on the easterly line of said 40 foot utility easement;
THENCE with said easterly easement line, the following:
South 24°12'00" West for a distance of 65.38 feet to a point;
South 65°48'00" East for a distance of 10.00 feet to a point;
South 24°12'00" West for a distance of 15.00 feet to a point;
North 65°48'00" West for a distance of 10.00 feet to a point;
South 24°12'00" West for a distance of 102.75 feet to the point of curvature of a curve
to the left;
Southeasterly with said curve to the left having a radius of 180.00 feet, a central angle
of 32°50'00" for an arc distance of 103 15 feet to a point of tangency;
South 08°38'00" East for a distance of 79.36 feet to a point;
THENCE South 81°22'00" West leaving said easterly easement line for a distance of 40.00 feet
to the POINT OF BEGINNING;
CONTAINING a computed area of 0.350 acres (15,234 feet) of land.

SUBJECT VACATION OF A UTILITY EASEMENT: HULEN MALL ADDITION, BLOCK 1, LOT 12, SOUTH
HULEN STREET AT OVERTON RIDGE BOULEVARD (V-93-27)_
RECOMMENDATION•
It ie recommended that the City Council adopt the attached ordinance vacating a 40 ft.
wide by approximately 380 ft. long utility easement located in Lot 12, Block 1, Hulen
Mall Addition. '
DISCUSSION•
Hulen Mall Joint Venture, owner of the subject property, has requested that the City
vacate this utility easement (attached map and field notes). This easement is
currently used as a sanitary sewer facility and will be retained for that purpose until
such time as alternate sanitary sewer service is provided. This alternate sanitary
sewer service will be established as part of the proposed expansion of Hulen Mall.
Reviewing City Departments and private utility companies have raised no objections to
this request. A satisfactory replat has been submitted.
This request is located in COUNCIL DISTRICT 3.
FISCAL INFORMATION/CERTIFICATION:.
The Land Agent for the City of Fort Worth has determined that a one dollar fee
satisfies the interest of the City of Fort Worth in this request.
