ORDINANCE NO. /~~
AN ORDINANCE VACATING, ABANDONING AND CLOSING AND
EXTINGUISHING AN EMERGENCY ACCESS AND UTILITY EASEMENT
AND A PUBLIC OPEN SPACE EASEMENT LOCATED WITHIN THE
RIVERBEND ESTATES ADDITION TO THE CITY OF FORT WORTH,
TEXAS; PROVIDING FOR REVERSION OF FEE IN SAID LAND;
REPEALING ALL ORDINANCES IN CONFLICT HEREWITH; AND
PROVIDING AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
THAT the sixty (60) foot wide portion of Riverbend Parkway, an
emergency access and utility easement (private street) from the
northeast property line of Lot 9, Block 14, Riverbend Estates
Addition, southwesterly to the present end of Riverbend Parkway
including a turn-around area and being adjacent to Lots 7 through
9, Block 14, and Lot 1, Block 12, Riverbend Estates Addition, and
the twenty (20) foot by twenty (20) foot public open space easement
located at the northeast corner of Lot 9, Block 14, Riverbend
Estates Addition, as recorded in Cabinet A, Slide 48, P.R.T.C.T,
and as more specifically described in attached Exhibit "A",
attached hereto and incorporated herein, be and the same are
vacated, abandoned and permanently closed and extinguished.
SECTION 2.
That the fee to the land in the above described vacated
emergency access and utility easement and public open space
easement is hereby released and shall revert to the adjacent owner
as provided by law.

SECTION 3.
That all ordinances or parts of ordinances in conflict
herewith are hereby repealed.
SECTION 4.
That this ordinance shall take effect and be in full force and
effect from and after the date of its passage, and it is so
ordained.

RECOMMENDATION.
It is recommended that the City Council adopt the attached ordinance vacating a 60-foot wide
portion of Riverbend Parkway, an emergency access and utility easement (private street) from
the northeast property line of Lot 9, Block 14, Riverbend Estates Addition, southwesterly to the
present end of Riverbend Parkway including aturn-around area and being adjacent to Lots 7
through 9, Block 14, and Lot 1, Block 12, Riverbend Estates Addition, and, a 20-foot by 20-foot
public open spare easement (corner clip) located at the northeast corner of Lot 9, Block 14,
Riverbend Estates Addition as recommended by the City Plan Commission on
September 29, 11993
DISCUSSION
Owners of Riverk~end Estates Addition, an undeveloped subdivision, have requested that the City
vacate the above-described private street and public open space easement (as delineated on the
attached maps) ~' This area is being vacated in order to replat the adjacent properties into the
private street for the purpose of development of the subject property The street was initially
established to provide vehicular access to the Trinity River,.; however since the original platting,
the property never developed and the new owners have now requested that the street be
vacated The street is constructed with curb and gutter and contains telephone facilities,
however an appropriate utility easement will be dedicated for these facilities Reviewing City
departments and private utility companies have raised no objections to this request A
satisfactory replat has been submitted

The Land Agent for the City of Fort Worth has determined that a one dollar fee satisfies the
