ORDINANCE N0. 1~ I
AN ORDINANCE VACATING, ABANDONING AND CLOSING AND
EXTINGUISHING A PORTION OF A STREET RIGHT-OF-WAY AND TWO
PUBLIC OPEN SPACE EASEMENTS LOCATED WITHIN THE SPRINKLE
SUBDIVISION OF THE CITY OF FORT WORTH, TEXAS; PROVIDING
FOR REVERSION OF FEE IN SAID LAND; REPEALING ALL
ORDINANCES IN CONFLICT HEREWITH; AND PROVIDING AN
EFFECTIVE DATE.
'BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WORTH,
TEXAS:
SECTION 1.
THAT the street right-of-way of West Tucker Street as it runs
from the east right-of-way line of Cleveland Avenue eastward to the
west right-of-way line of South Main Street, save and except the
easternmost five (5) feet of West Tucker Street at South Main
Street, and the two (2) twenty (20) foot by twenty (20) foot public
open space easements located at the southwest corner and at the
southeast corner of Lot 8, Block 1-R, Sprinkle Subdivision of Block
5, Tucker's Addition, as recorded in Volume 388-92, Page 50,
D.R.T.C.T., and as more specifically described in attached Exhibit
"A", attached hereto and incorporated herein, be and the same are
vacated, abandoned and permanently closed and extinguished.
SECTION 2.
That the fee to the land in the above described vacated street
right-of-way and public open space easements is hereby released and
shall revert to the adjacent owner as provided by law, SAVE AND
EXCEPT that easements are retained for any and all existing and
prospective utilities.

SECTION 3.
That all ordinances or parts of ordinances in conflict
herewith are hereby repealed.
SECTION 4.
That this ordinance shall take effect and be in full force and
effect from and after the date of its passage, and it is so
ordained.

THE 20' X 20' PUBLIC OPEN SPACE EASEMENTS OUT OF
LOT 8, BLOCK 1-RAND LOT 8, BLOCK 2-R SPRINKLE'S SUBDIVISION
OF BLOCK 5 TUCKER'S ADDITION
BEING a part of West Tucker Street from the west line of South Main Street to
the east line of Cleveland Avenue and being more particularly described as
follows.
BEGINNING at the southeast corner of Lot 8, Block 1-R; Sprinkle's Subdivision
of Block 5 Tucker's Addition as shown by plat recorded in Volume 388-92, page
50 of the Deed Records of Tarrant County, Texas, said point being in the west
right of way of South Main Street;
THENCE SOUTH, with the west line of South Main Street 55 ft., to the northeast
corner of Block 12 of the said Tucker's Addition;
THENCE EAST, with the north line of the said Block 12, 200 0 ft.,
THENCE NORTH,. 55 ft., to the southwest corner of Lot 8, Block 2-R, Sprinkle's
Subdivision as shown by said plat;
THENCE EAST ,with the south line of the said Lot 8, Block 2-R and Lot 8, Block
1-R, 200 0 ft., to the place of beginning and containing 11,000 square feet of
land, and the 20' x20' Public Open Space Easements being at the southeast
corner of Lot 8, Block 1-R, and the southwest corner of Lot 8, Block 1-R of
Sprinkle's Subdivision as shown by said plat.

ADDITION, BLOCK 12, LOTS 2 THROUGH 4 WEST TUCKER STREET BETWEEN
CLEVELAND AVENUE AND SOUTH MAIN STREET (V-92-09)
RECOMMENDATION.
It is recommended that the City Council adopt the attached ordinance vacating West Tucker
Street from the east right-of-way line of South Main Street, save and except the eastern-most
five feet of West Tucker Street at South Main Street, and two public open space easements as
recommended by the City Plan Commission on July 1, 1992
DISCUSSION
Mr David Motheral, of Motheral Printing, Inc ,owner of all adjacent property, has requested that
the City vacate West Tucker Street as delineated on the attached map and further described in
the attached field notes The applicant intends to use the vacated right-of-way to join together
his business operations located on two separate parcels of property, but separated by this right-
of-way The subject street right-of-way contains sewer, water, gas, telephone, and electric
utility facilities The vacated right-of-way will be retained as a utility easement for these existing
utility facilities Reviewing City departments and private utility companies have raised no
objections to this request
This request is located in COUNCIL DISTRICT NO 8
FISCAL INFORMATION/CERTIFICATION.
The Land Agent for the City of Fort Worth has determined that a 55,500 00 fee satisfies the
interest of the City of Fort Worth in this request
